When Monsoon Water Gets Inside a Las Vegas Home

Monsoon flood damage happens when short, heavy July and August storms send runoff through doors and roofs, and that water has to be treated as contaminated.

A desert built for fast water

Las Vegas gets 3.99 inches of rain in a normal year at the airport, per NOAA. The trouble is how it arrives. The NWS Las Vegas office says monsoon moisture usually pushes in during July and August, storms form over the mountains, and flash floods sweep down washes that sit dry the rest of the year or pour into low spots.

The Regional Flood Control District was authorized in 1985 to plan and build defenses. Its 2017 to 2018 report counts about 619 miles of channels and storm drains and 93 detention basins.

Two storms worth remembering

On July 8, 1999 most of the rain fell in about 90 minutes. Up to 3 inches fell in places while the airport logged 1.29 inches. Two people died, 353 homes were damaged and five were destroyed. Debris backed up Flamingo Wash and water flooded Boulder Highway.

On July 28, 2022 the airport caught only 0.32 inches, but some pockets topped an inch. Downtown intersections flooded, casino roofs leaked and Las Vegas Fire and Rescue answered 330 calls with seven swift water rescues. The point is that one neighborhood can flood while the airport stays nearly dry.

The first hour

  1. Do not walk or drive through moving water. CDC says six inches can knock you down.
  2. If you smell gas, get out and call from outside.
  3. Keep off switches and cords while standing in water.
  4. Block the entry point with towels or a door dam if it is safe.
  5. Photograph where water came in and the high water line.
  6. Lift what you can onto tables and counters.

Why storm water is different

Runoff that crossed yards and streets is black water. It carries soil, oil and bacteria. Carpet and pad it touched usually go. Drywall gets cut above the wet line. Hard surfaces are scrubbed with detergent and water, as EPA advises, before drying gear goes in. Rain that came through a roof without touching the ground starts cleaner, but it turns dirty fast if it sits.

Roofs and ceilings during a storm

Not every monsoon leak comes through the door. Wind driven rain finds gaps around roof edges, vents and AC curbs. A ceiling that bulges after a storm can drop all at once, so clear the room below it and turn off lights there from a dry spot.

Insurance after a monsoon

Triple I says standard home, condo and renters policies exclude flood. Water that rose from the ground is flood. Water that came through storm damage to the roof may be a different claim. Note the entry point, the time and the photos. If your insurer stalls, the Nevada Division of Insurance Las Vegas office is (702) 486-4009.

Questions people ask

When is monsoon season in Las Vegas?
NWS Las Vegas says monsoon moisture typically arrives in July and August and usually fades by September.
How much rain does Las Vegas get a year?
NOAA's 1991 to 2020 normals give the airport 3.99 inches a year.
Why do flash floods happen in the desert?
Short, heavy storms drop water faster than hard dry ground can take it, so it runs down washes and into low spots.
Is monsoon water in my house safe to touch?
Treat it as contaminated. Wear gloves and boots and keep children and pets away.
Does home insurance cover monsoon flooding?
Standard policies exclude flood. Roof damage from the storm may be handled differently. Check your policy.
What was the worst Las Vegas flood?
The July 8, 1999 flood killed two people, damaged 353 homes and caused $20.5 million in public damage.
Can one neighborhood flood while others stay dry?
Yes. On July 28, 2022 the airport got 0.32 inches while some pockets got over an inch.
Should I sandbag my door?
If your entry faces a low spot or a street that floods, a door dam or sandbags can help keep runoff out.
How long after a storm should I start drying?
Right away. EPA says wet areas should be dried within 24 to 48 hours.
Who runs flood control in the valley?
The Clark County Regional Flood Control District, authorized in 1985.
