What to Do When a Pipe Bursts, Minute by Minute

When a pipe bursts, shut the main valve first, keep clear of wet outlets, photograph the damage, then get the pipe fixed and the drying started the same day.

The first five minutes

  1. Shut the main water valve. If the burst is under one sink or toilet, its own valve may be enough.
  2. Stay out of water near outlets and cords. Cut power to that area only from a dry spot.
  3. Open a low faucet to drain what is left in the lines.
  4. Move people and pets away from any sagging ceiling.

The first hour

  • Photograph and video every room before moving anything.
  • Call a plumber to repair or cap the pipe.
  • Soak up what you can with towels and a wet vac on hard floors.
  • Lift furniture legs off wet carpet with foil or blocks.
  • In a condo, call the HOA and check the unit below.

The first day

Once the leak is stopped, drying should start the same day. EPA says wet areas should be dried within 24 to 48 hours. Water is pulled from carpet and pad, wet baseboards come off, and air movers and a dehumidifier go in. Readings get taken around the wet area to find its edges.

Why pipes burst in Las Vegas

Freezing is uncommon here. NOAA normals show about 11 nights a year at 32 F or below and none at 20 F or below. Most failures come from age and wear on supply lines, fittings and hoses. LVVWD water is very hard, 16 to 17 grains per gallon, and the utility advises replacing plumbing parts routinely. In winter, outdoor hose bibs and exposed lines are still worth covering.

When the burst is inside a wall

Look for a spreading stain, bubbling paint, a soft spot or a hiss. Shut the main and open the wall only where the plumber needs access. Wet insulation usually comes out. The rest of the wall can often be dried through small holes near the floor.

Insurance notes

Sudden discharge from plumbing is covered on most policy forms, per Triple I. Keep the plumber's note naming the failed part, your photos and the drying logs. If your insurer stalls, the Nevada Division of Insurance Las Vegas office is (702) 486-4009.
