Burst and Leaking Pipe Water Damage

Burst pipe water damage is fixed in order. Shut the water, repair the pipe, open and dry the wall, then patch, with readings to prove each step.

Freezing is rare here, wear is not

NOAA normals give the airport about 11 nights a year at 32 F or colder and none at 20 F or colder. The median freeze window runs from December 10 to January 24. Exposed pipes outside can still split on a hard night, but most pipe leaks in central Las Vegas come from age and wear.

LVVWD rates its water as very hard, at 16 to 17 grains per gallon on its facts page. Scale forms on piping and fixtures and can break loose. The utility advises replacing plumbing parts on a routine to avoid failures.

Where leaks usually start

  • Water heater tanks and their supply lines. InterNACHI gives tanks about 6 to 12 years.
  • Washer hoses. Braided stainless steel is the type most sources recommend, changed every 3 to 5 years.
  • Toilet and faucet supply lines under sinks.
  • Ice maker lines behind the fridge.
  • Pipes in walls and ceilings, which show up as stains, bubbling paint or a soft spot.

Drying inside a wall

A wall that took water from a pipe inside it is wet on the back side first. Moisture readings around the stain show how far it spread. A crew may drill small holes along the bottom plate or remove the baseboard to push dry air into the cavity. Insulation that soaked up water usually comes out.

Keep the repair receipt from the plumber. It shows the leak was sudden and fixed, which matters on a claim.

Permits in the City of Las Vegas

The city lists a same for same water heater swap, a repipe, small drain repairs and a water line repair with no new connection as online permits that need no plan. Check that your address is inside city limits first, since parts of the area belong to Clark County or North Las Vegas.

Questions people ask

What do I do first when a pipe bursts?
Shut the main water valve, keep clear of wet outlets, take photos and call a plumber to fix the pipe. Drying starts once the leak is stopped.
Do pipes freeze in Las Vegas?
Rarely. NOAA normals show about 11 nights a year at freezing and none at 20 F or below. Outdoor and exposed pipes are the ones at risk.
How do I know a pipe is leaking in the wall?
Look for a stain, bubbling paint, a musty smell, soft drywall, or a water meter that moves when all taps are off.
Is a burst pipe covered by insurance?
Sudden discharge from plumbing is covered on most policy forms, per Triple I. Slow leaks and poor upkeep are usually excluded.
How long do water heaters last?
InterNACHI gives tank heaters about 6 to 12 years and tankless units about 10 years.
Does hard water cause pipe leaks?
LVVWD says hardness is not a health risk, but scale forms on pipes and fixtures. It advises replacing plumbing parts routinely.
Does the wall have to be opened?
Not always. Small holes or a removed baseboard can let dry air in. Soaked insulation and swollen drywall usually come out.
Do I need a permit to repipe in Las Vegas?
Yes. The City of Las Vegas lists water piping replacement as an online permit with no plan needed. Other cities have their own rules.
Should I change my washer hoses?
Braided stainless steel hoses are the recommended type, and most sources say to replace them every 3 to 5 years.
Can I keep using water after a leak?
Not on the broken line. You can sometimes close just the fixture valve and restore water to the rest of the house.
