Water Damage Restoration in Central Las Vegas

Water damage restoration means stopping the water, pulling it out, drying the house to a measured dry standard and only then putting walls and floors back.

Restoration is two jobs, not one

The first job is the dry out. Crews call it mitigation. Water comes out, soaked carpet pad and ruined drywall get cut away, and fans and dehumidifiers run until the numbers say the house is dry. The second job is the rebuild, where drywall, paint, baseboards and floors go back in.

Keep the two apart in your head and on paper. The rebuild should not start until the dry out is finished and written down. Paint over damp drywall and you are paying for the same wall twice.

How a dry house gets proven

A good crew takes a reading from a part of your home the water never touched. That number is the dry standard. Wet walls, cabinets and subfloor get checked against it until they match.

  • Readings are taken in a ring around the wet spot to find where the damage stops.
  • On a gypsum scale, drywall is damaged at just over 1% moisture.
  • Ask for the daily readings in writing. They are your proof for the insurer and for the next buyer of your home.

What changes in a Las Vegas house

Our air is dry for most of the year. NOAA's 1991 to 2020 normals give the airport 79 days a year at 100 F or hotter and just 3.99 inches of rain. Dry air helps a wet room give up water. It does not help water trapped under a slab, inside a wall cavity or under vinyl plank.

Our water is also very hard. LVVWD lists it at 16 to 17 grains per gallon on its own facts page. Scale builds inside water heaters and fixtures, and LVVWD tells customers to replace plumbing parts on a routine. Many of the leaks we see start at an old supply line, a valve or a tank.

Costs you can check

Fixr's national figures from January 2025 put the average water damage job near $3,000. Most land between $1,200 and $5,000. A small toilet overflow can start near $350, and a black water flood that fills a lower level can reach $50,000.

Drying gear is sized by the amount of wet wall and air, so two rooms with the same square feet can price very differently. Ask for the count of air movers and dehumidifiers and how many days they are planned to run.

Questions people ask

How fast does water damage need to be dried?
EPA says to dry water damaged areas within 24 to 48 hours. After that, mold becomes a real risk on drywall, wood and carpet pad.
Can wet drywall be saved?
Sometimes. If the water was clean and the board dries quickly to match the dry standard, it can stay. Drywall soaked by sewage or water that ran over the ground should come out.
What is the difference between mitigation and restoration?
Mitigation is the emergency dry out that stops damage from spreading. Restoration is the rebuild that puts finishes back once everything is dry.
How much does water damage restoration cost?
Fixr's January 2025 national figures put the average near $3,000, with most jobs between $1,200 and $5,000. Size, water type and materials move the number most.
Does homeowners insurance pay for water damage?
Most policies cover sudden discharge from a pipe or appliance. Flood, sewer backup without an add on, and damage from poor upkeep are usually excluded. Read your own policy.
What is a dry standard?
It is a moisture reading taken from an untouched part of the same house. Wet materials are dried until they read the same.
Will fans from the store dry my house?
Box fans move air but do not pull water out of it. Drying needs air movers aimed along the walls plus a dehumidifier sized to the room.
Do I need a plumber first or a restoration crew first?
Stop the water first. If you cannot find or shut off the source, call a plumber. Drying can start the same day once the leak is stopped.
How do I know the job is really done?
Ask for the final moisture readings next to the dry standard. Every wet area should match it before any wall is closed.
Why does hard water matter for leaks?
LVVWD rates its water as very hard. Scale forms on pipes and fixtures over time, and the utility advises replacing plumbing parts routinely to avoid failures.
