Structural Drying and Dehumidification

Structural drying uses air movers and dehumidifiers sized to the wet area to pull water out of walls, cabinets, subfloor and slab until readings match a dry standard.

How the gear is sized

The S500 approach sizes drying gear from the room, not from a guess.

  • Air movers go one per 10 to 16 linear feet of wet wall, plus one for each closet or small bath. A wet 12 by 12 room may need four or five.
  • Dehumidifiers for a Class 2 loss are sized as cubic feet divided by 50, which gives pints per day. A 30 by 50 room with 8 foot ceilings needs about 240 pints a day.

Dry air is not the same as a dry wall

Las Vegas air is dry most of the year, so a wet room can lose surface water fast. The trouble is water deep in the materials. Cabinet bases, the bottom of drywall, wood subfloor and concrete give it up slowly, and vinyl or tile on top slows it more. That is why readings go into the material, not just the air.

Cabinets and hard to reach spaces

Water runs under kitchen and bath cabinets and sits there. Toe kicks can be removed so dry air reaches the space under the base. Small holes behind baseboards let air into wall cavities. These cuts are small and get patched, and they save tearing out a whole kitchen.

When drying is finished

Drying ends when every wet spot matches the dry standard taken from an untouched part of the home. On drywall that means under about 1% on a gypsum scale. Keep the daily log. If anyone asks later, it shows the house was dry before it was closed up.

Questions people ask

How long does structural drying take?
Often several days. Walls dry faster than cabinets, subfloor and concrete. Readings, not the calendar, decide when to stop.
Will a dehumidifier pull water out of drywall?
Yes, with air moving across the wall. The dehumidifier dries the air so the wall can keep giving up water.
How many air movers does a room need?
A common layout is one per 10 to 16 linear feet of wet wall, plus one per closet or small bath.
What size dehumidifier do I need?
For a Class 2 loss, divide the room's cubic feet by 50 to get pints per day.
What indoor humidity should I aim for?
EPA says keep it below 60%, ideally between 30 and 50%.
Why are holes drilled in my walls?
Small holes let dry air into wall cavities so the back of the drywall and the framing can dry without full removal.
Can I turn the equipment off at night?
Leave it running. Turning it off lets moisture settle back into the materials.
Why does the house feel warm while drying?
Dehumidifiers and air movers give off heat. Warm air holds more moisture, which helps drying.
Do my kitchen cabinets have to come out?
Not always. Removing toe kicks and drying under the base often saves them, unless the boxes swelled.
How do I know my house is dry?
Every wet area should read the same as the dry standard taken from an untouched part of the house.
