Ceiling and Roof Leak Water Damage

Ceiling leak water damage starts with getting people out from under a sagging spot, then finding the source above, then drying the attic, insulation and drywall.

Is it an emergency?

Yes, if the ceiling is bulging, sagging or cracking. Move people, pets and electronics out of the room. Turn off ceiling lights and fans at the breaker if you can reach it from a dry spot. Put a bucket under the drip. Do not poke a bulge unless you can stand clear of the drop and the room power is off.

Common sources in central Las Vegas

  • Monsoon rain on older flat and low slope roofs, which the NWS says usually arrives in July and August.
  • AC condensate lines and drain pans in attics and closets during the long cooling season. NOAA counts 79 days a year at 100 F or hotter at the airport.
  • Supply lines and toilets in the unit above, in condos and apartments.
  • Water heaters set in attics or upper closets.

Drying a ceiling the right way

Water above a ceiling soaks insulation first. Wet insulation holds water against the drywall and does not dry well in place, so it usually comes out. Stained drywall that reads dry and stays firm can sometimes be sealed and painted. Drywall that sags or crumbles comes down.

Check the attic or the space above with a meter, not only the stain you can see. Water runs along joists and can come out a few feet from where it entered.

Who pays in a condo

When water comes from the unit above, the source matters. Your HOA rules and both owners' policies decide who covers what. Take dated photos from both units if you can, and get the plumber's note on what failed.

Questions people ask

Is a leaking ceiling an emergency?
It is when the ceiling sags, bulges or cracks. Clear the room, shut off lights and fans from a dry spot, and keep people out from under it.
How long can a wet ceiling hold before it falls?
There is no safe number. Drywall loses strength as it soaks. Treat any sag as ready to drop.
Can a water stained ceiling be painted over?
Only after the source is fixed and the drywall reads dry and firm. A stain blocking primer comes before paint.
Why is my ceiling leaking with no rain?
Common causes are an AC condensate line, an attic water heater, or plumbing in the unit above.
Does insurance cover a ceiling leak?
Sudden leaks from plumbing are covered on most policies. Wear, old roofs and slow leaks are often excluded. Check your own policy.
What is the difference between a stain and mold?
A stain is flat and dries the same color. Mold looks fuzzy or spotted, may smell musty and can spread. If you can see mold, EPA says testing is usually not needed.
Does wet attic insulation have to go?
Usually. Wet insulation holds water against the drywall and dries slowly, so it is often removed and replaced.
When do Las Vegas roof leaks happen most?
During monsoon storms, which NWS Las Vegas says typically come in July and August.
Who pays when the upstairs unit leaks?
It depends on the source, the HOA rules and both owners' policies. Document both units and get the plumber's report.
Should I poke a hole in a bulging ceiling?
Only if you can stand clear, the power is off and a bucket is ready. If it is large or near lights, leave it and call.
