Does Homeowners Insurance Cover Water Damage in Nevada?

Usually yes for sudden water. Homeowners insurance covers water damage from a burst pipe or appliance on most policy forms, and usually not flood, sewer backup or slow leaks.

Usually covered

Triple I says sudden discharge from plumbing or appliances is a covered peril on most policy forms, though not on HO 1 or HO 8 forms. Think of a burst supply line, a split washer hose or a water heater that lets go. The key words are sudden and accidental.

Usually not covered

  • Flood. Standard home, condo and renters policies exclude it.
  • Sewer backup, unless you bought it as an add on.
  • Damage from poor upkeep, such as a slow leak ignored for months.
  • Mold, which is often excluded or capped.

The numbers

Triple I reports that water damage and freezing made up 22.6% of homeowners claims in 2023, and the average water and freezing claim from 2019 to 2023 was $15,400. Water claims are common and costly, which is why insurers look hard at the cause.

Filing a clean claim

  1. Stop the water and photograph everything before cleanup.
  2. Get the cause in writing from the plumber.
  3. Start drying right away. Policies expect you to prevent more damage.
  4. Keep the moisture logs and equipment list.
  5. List damaged items with age and price.
  6. Log every call with the date and the person's name.

Your contractor is not your adjuster

A restoration crew can share readings, photos and estimates. It cannot negotiate your claim. Regulators have issued cease and desist orders to contractors acting as public adjusters. If you want someone to argue for you, that is a licensed public adjuster or an attorney.

Help in Nevada

Try your agent and insurer first. If that fails, the Nevada Division of Insurance Consumer Services section can investigate and try to help. The Las Vegas office is (702) 486-4009. It cannot force coverage or set the value of your loss, but it can get a stuck claim moving.
